Real estate prices and sales are finally starting to stabilize and improve from the worst recession in recent times. Interest rates are low and loans are becoming available again.
Still, a lot of the real estate properties available are distressed which creates some great opportunities.
Definition of "distressed real estate" : real estate that may have been foreclosed on or subject to a short sale and is generally being offered at a below market price.
Urban Concepts LLC was formed to take advantage of these opportunities by fixing and flipping properties that are currently available.
Definition of a "fix & flip": when you buy real estate in need of repair or updating, with the intent of fixing it, and quickly turning around and selling it (flipping) with the goal of making a profit.
By fixing and flipping properties rather than buying and holding properties, we can harness the power of forced appreciation.
Definition of "forced appreciation" : dramatically increasing the speed that a property increases in price by well planned improvements.
Knowledge is power and we have both the knowledge and experience to create and offer successful projects to our partners.
We have successfully completed hundreds of fix and flip projects both big and small.
As an independent painting contractor we have seen hundreds more units with many of them being fix and flip projects.
We have seen the good, the bad and the ugly of renovations.
Fix and flip projects need to be carefully planned and the work closely monitored in order to be successful.
Potential projects need to be evaluated to insure that there is a chance to create a profit.
Many units are overpriced or simply lack potential for improvement.
